Fairlark Incubation Space is a start-up and incubation facility developed for Fairlark, ongoing since 2025, with a site footprint of roughly 1.3 lakh sq ft and a built-up area of approximately 49,826 sq ft. The project extends the practice's earlier Fairlark Zenith Tech Park engagement into a dedicated space for early-stage companies, prioritising flexible, subdividable floor plates, shared amenities, and collaborative common areas over the large fixed floor plates typical of a conventional office building. Design strategy emphasises adaptability — modular partitioning, scalable workspace formats, and shared infrastructure that can accommodate tenants at different stages of growth. As a smaller, amenity-rich complement to the adjacent tech park, the incubation space reflects a growing typology in Indian commercial real estate: purpose-built environments that lower the entry barrier for start-ups while remaining integrated within a larger corporate campus ecosystem.
