As a compact, single-client commercial project, the design strategy focuses on maximising usable floor area and natural light within a tight urban footprint, with an efficient core-and-shell layout suited to a mid-sized corporate occupier. Facade design, entrance sequencing, and vertical circulation are calibrated to give the building a distinct identity despite its modest scale, while service infrastructure and parking are optimised for a constrained site. Completed within a two-year timeframe, the project demonstrates the practice's ability to deliver polished, efficient commercial architecture at the smaller end of the portfolio, where site constraints and budget discipline demand particularly careful space planning rather than the scale advantages available on larger campus projects.
