Bhiwandi is one of India's most established warehousing hubs, and the masterplan positions this site to serve high-volume freight and distribution needs for the Mumbai Metropolitan Region. The design strategy prioritises efficient warehouse block layout, heavy-vehicle circulation, and loading infrastructure suited to organised third-party logistics operators, alongside supporting security and staff amenity zones. Site planning balances land-use efficiency with regulatory setbacks and future phasing flexibility. As a companion project to the larger Talegaon logistics park for the same client, the Bhiwandi development reflects a sustained relationship with Hiranandani Group across multiple logistics-sector masterplans, underscoring the practice's growing specialisation in industrial and logistics real estate planning in Maharashtra's key freight corridors.
