Patel Neo Town is a 120-acre, 1.1-million-sq-ft residential township masterplan delivered for Patel Realty India Limited in Bengaluru between 2007 and 2011. The project established a complete new residential neighbourhood on the city's periphery, organising housing typologies, internal roads, community facilities, and open space into a coherent township structure. The masterplanning strategy prioritised affordability and efficient land use, with a road hierarchy and block structure designed to support phased construction and sales across a large land parcel. Landscape and open space were distributed throughout the township rather than centralised, supporting walkable access to green areas from most residential clusters. Completed over a four-year period, the project reflects experience in mass-housing township planning for the private residential market, translating a large greenfield parcel into a functioning, sellable neighbourhood within Bengaluru's rapidly expanding urban periphery.
