Smart City Kochi is a large-scale IT/business park masterplan developed with SmartCity Kochi over a decade (2005–2015) on a 250-acre site in Kerala. Envisaged at 8.8 million sq ft of eventual built-up area, with a first phase of about 1 million sq ft, the project established the planning framework for one of South India's landmark technology park developments. The masterplan strategy prioritised phased, market-responsive delivery, walkable business clusters, integrated landscape and water systems, and infrastructure capacity for future expansion. Land use zoning balanced commercial office space with support retail, amenities, and open space to create a self-sustaining IT ecosystem. Now completed, the project stands as a significant precedent in Kerala's IT-led urban growth, illustrating long-horizon masterplanning where design frameworks must remain flexible enough to accommodate phased investment, changing occupier requirements, and evolving technology-sector real estate demand over many years.
